What documents must you provide to your renters before they move in?
Many small property owners are uncertain about what documents they are required to include before handing over the keys to a new tenant. Here is a list of the required documents. All of them are available for download on our website free of charge to SPOSFI members. Make sure you include each of them:
- Rental agreement. SPOSFI's 13-page rental agreement includes all the latest clauses required by the San Francisco Rent Ordinance.
- Move-in inspection form. Many small property owners fail to include the move-in form as part of the tenant move-in process or to require that the new renter do a visual inspection to ensure that any existing damage or defects are noted in writing. This is important for both parties. When the tenant moves out at some time in the future, you will have him/her fill out a move-out inspection form. Any damage or defects that were not noted on the move-in inspection form can now be charged to tenant's security deposit. If you failed to do the initial move-inspection, you have no way to legally claim that the tenant is liable for the damage. The tenant can simply claim that the damage was pre-existing.
