New SF COVID-19 eviction protections began July 1
In March, the Board of Supervisors passed an ordinance extending the local eviction moratorium until the State of Emergency ends. Due to its preemption by AB 2179, the ordinance didn't go into effect. But with AB 2179's protection having ended June 30, local protections have continued. The moratorium:
• prohibits property owners from evicting renters for non-payment of rent that came due on or after July 1, 2022 and was not paid due to the COVID-19 pandemic, but NOT if the rental debt was incurred prior to that date.
• prohibits property owners from imposing late fees or penalties on this rent.
• allows property owners to attempt to collect rent through civil court but not to evict for it.
• requires no specific notification for renters, unlike the state law that expired.
• continues until Mayor Breed rescinds or amends the COVID-19 Emergency Proclamation.
